If you’re a For Sale By Owner in Bergen or Hudson County NJ, then you should understand what it takes to sell your home in this current market. There are crucial steps to successfully selling your home in the shortest amount of time, for the most money, and with a trouble free contract.
First, price your home competitively. Homes for sale in Bergen and Hudson Counties range in style, size, price, neighborhood, features, etc. You must know how your home compares to similar properties that are not only currently for sale as your competition, but those that have sold recently as well. Find all the properties you can so you can negotiate effectively.
Secondly, get your home ready for sale by fixing all the little things you know a buyer will notice. If you fix them ahead of time, it will save on the home inspection negotiation later. Also, maximize your home’s exposure with a for sale sign, flyers, open houses, a single property website, Craigslist ads, and Just Listed post cards to your area. Most print advertising will not attract buyers. What does attract buyers is usually a referral from someone you know or a buyer that already has a real estate broker. Be prepared to offer a Buyer Broker commission. Also, be prepared to show your home on a moment’s notice and be flexible to the buyer’s availability.
Finally, handle all the negotiations from the sales price, seller concessions, home inspection and repairs, property disclosures, state addendum’s, to the closing company/attorneys and date. Explain all the legal real estate forms thoroughly to the buyer. If all this is done properly then you should have a final sale.
